What as-built drawings cost

Our price is $1 per square foot of drawn area with a $1,200 minimum, so a 2,000 sq ft house is $2,000. That covers the drafting. Measuring is the part you arrange, either with a tape and a phone camera or by booking a local 3D scan.

For context, 2026 cost guides put full-service residential as-builts (someone on site measuring, then drafting) at $1,000 to $8,000, with most projects at $2,000 to $4,000 (LatestCost, 2026), and up to $9,000 for larger homes (The Future 3D, 2026). Splitting the measuring from the drafting is how the total comes in lower.

A scan doesn't have to be expensive. One Jacksonville, Florida service we priced in 2026 charges $75 plus 5 cents per square foot for a scanned floor layout, about $175 for a 2,000 sq ft house.

What the drawing set includes

A standard as-built package for a house includes:

AB-1Floor plans, every level

Walls, doors, windows, stairs and fixed fixtures, dimensioned to the accuracy of the source data.

AB-2Exterior elevations

Each side of the building with openings, heights and roof lines.

AB-3Roof plan

Ridges, slopes, valleys and penetrations.

AB-4Site plan

The building on the lot, drawn from your survey or parcel record.

What the fee doesn't cover

We'd rather you hear about these now than at plan check. None of them are hidden fees of ours; they're paid to other people, and we tell you up front which ones your project needs.

Measuring or scanning
We work remotely, so the field data comes from you or a scan service you book. We send a measuring checklist and a list of photos to take, or a scan provider's file works directly (Matterport, iPhone LiDAR exports and point clouds are all fine).
A licensed survey
As-builts show the building, not legal boundaries. If you need property lines certified, that's a surveyor's job.
Responsibility for supplied dimensions
Our drawings are as accurate as the measurements behind them. We flag anything that doesn't add up, but we can't verify a dimension we didn't take.

When you need as-builts

Most people find out when a building department asks for existing and proposed plans for a remodel or addition, and there are no drawings of the house. Others need them to legalize unpermitted work, to document a property before selling or refinancing, or to give contractors something accurate to bid against.

If a permit project follows, the as-built becomes the base of the permit set and we don't charge for that area twice. Tell us about the project when you ask for the quote.

Do you come out and measure?

Can you work from a Matterport or LiDAR scan?

Yes. Matterport files, iPhone LiDAR exports and point clouds all work, and they usually make the drawings more accurate than tape measurements.

What do I get?

CAD floor plans, elevations, a roof plan and a site plan, delivered as PDF and native DWG files you own.

Can the as-built become my permit set?

Yes. It becomes the existing-conditions base for a remodel or addition set, and we credit the area already drawn.
