What is included in a standard drawing set? +
Our standard permit-ready drawing set includes all pages required by local building departments: Site Plan (property lines, footprints, setbacks), Floor Plans (fully dimensioned layouts, wall assemblies), Exterior Elevations (all four sides, heights, roof pitch), Building Sections (framing, insulation details), Electrical Plan (outlet/panel schedules), and Plumbing/Mechanical schematics.
How does your square-footage pricing work? +
We bill flat rates based strictly on project size. 2D CAD drafting starts at $1 per sq ft of floor area. 3D renderings start at $2 per sq ft. For instance, a 600 sq ft ADU permit set costs $600 for 2D drafting. There are no retainers, hidden administrative costs, or hourly billing increments.
Are revisions really unlimited? +
Yes, revisions are 100% free and unlimited. We continue to update your plans based on your feedback or corrections requested by your building department until the plans are approved and permitted.
Can I upload hand sketches or photos? +
Absolutely. Many of our clients start with a photo of a hand-drawn sketch on graph paper, or existing blueprint photos. Our team uses your input files as reference to construct professional, digital CAD plans.
Do you provide stamped structural drawings? +
We specialize in architectural drafting and code compliance documentation. If your local building department requires wet-stamped structural calculations and drawings by a licensed structural engineer, we can coordinate the stamp service for an additional fee, or you can supply calculations to be overlayed on our plans.
Can you handle commercial tenant improvements? +
Yes, we draft commercial plan sets for tenant improvements (retail, office, restaurant build-outs), including ADA compliance layouts, partition plans, and reflected ceiling plans.
Do you prepare energy compliance reports? +
Yes, we prepare state-specific energy reports (such as California Title 24 or REScheck calculations) to be packaged with your building plans.
How do we coordinate with our builder or building department? +
We provide you with permit-ready PDF and editable DWG source files. You can submit these directly to your city's building department portal or hand them to your builder. If the city requests modifications, send the correction checklist to your project coordinator and we will adjust the plans.
